Heating Maintenance and San Antonio Home Management: Check Your Furnace!

Winter isn’t over yet, and if you have been using your heater a lot during these colder months, it’s a good time to check it and keep it functioning properly. Heating maintenance is a critical part of keeping your electric bills down and preserving the condition of the property.


Be Proactive with Heating Maintenance

Tenants always seem to lose the heat on the coldest weekends of the year. You’ll call for a service request and try to get a vendor in there, but when it’s cold – everyone is calling for help. So, you’ll wind up needing a furnace repair but waiting in line for the best vendors to have the time to visit your property.

Be proactive. Check your heater consistently throughout the year – in summer months as well as winter.

Turn your heater on once in a while and make sure it’s functioning correctly. Then, when you need it, you’ll have a warm home on the coldest days and nights. Don’t wait for it to break. That will only cause frustrations and headaches, as well as potentially long wait times.

Home Management for Tenants

If your heater is NOT working, you can schedule a check with CPS by calling (210) 353-2222. Someone will come out and light your pilot light, which will cost you a $24 trip fee plus tax. If the problem seems to be more complicated or you’re not sure what to do, contact your property manager.

Remember that changing your filters can go a long way in heating maintenance and cooling maintenance. You must change the filter on a regular basis so the coils remain open and the air flow is not restricted. If you don’t change your filters regularly, the unit will not function as effectively as it should, and your electric bills will climb higher.

Consider changing your filters every time you pay rent. This will keep you on a consistent schedule and ensure the heating and cooling system continue to function well.
