How do I apply?
Liberty Management only accepts applications through our website. Each adult 18 and older that will occupy the property will have to fill out an application and pay the $75 application fee. All applicants must submit a legible copy of a government issued ID. The most convenient way to accomplish this is to snap a picture with your smartphone or make a photocopy of your ID - you will be able to upload this during the application process.

How long does the process take?
Your application will normally receive a decision within 2 business days once the application it's received, any fees paid, and all the supporting documentation reviewed. Occasionally there may be delays in receiving responses from third parties while verifying your documentation.

Can I pay out my security deposit? Is there a way around paying it up front?
Deposit(s) are due within 24 hours upon approval to take the home off the market. Until the deposit is paid, the home will remain on the market for other people to apply. If the Deposit(s) are not paid within 24 hours of approval we will rent the property to the next qualified applicant.

Can I move in early?
Unfortunately we are not able to accommodate early move-in requests.

Can I push my move in date back?
We may be able to accommodate a move-in date further than originally agreed to in the lease, but depending on the circumstances you may be required to begin paying your rent before you're able to occupy the property. If the home is vacant, our policy is that rent must begin within 14 days of being approved. We cannot hold a property rent-free after 14 days have elapsed.

What is the pet deposit?
We charge a $350 non-refundable pet acceptance fee for any approved pets and monthly pet rent of $25/pet. All pet approvals are made on a case-by-case basis and are subject to pet screening (see screening criteria for more details). Keep in mind that pet policies vary according to the wishes of the property owner. Some owners do not allow pets of any kind, others have varying restrictions of types and number of pets they will accept. *Pet fees/rent and restrictions are not applicable for Assistance Animals.

How much Rental History do I need?
We require verifiable residence history for at least three (3) years whether you currently own or rent. Applicants are responsible for providing information including the names, addresses, and phone numbers of Landlords with the dates of residence for the previous 3-5 years. Rental history must be verified from unbiased sources (cannot be from family or relatives). Home ownership will be verified from a current credit report. We accept base housing as rental history. Any evictions within the previous 5 years will be automatic grounds for denial. Broken leases will be considered on a case-by-case basis and an additional security deposit may be required.

What if I have some Criminal History in the past?
We will check these databases for all occupants over 18. We do not rent to any person required to register as a sex offender. Criminal backgrounds involving violent crimes, prostitution, domestic violence and/or involving the possession of weapons or illegal substances are all grounds for denial of an application. An exception may be made for type and or age of offense, please provide details to your Application and Leasing Coordinator.

Will I need a double or extra security deposit?
A double or extra deposit may be needed when an applicant's credit or rental histories show recent derogatory information. For example: pending foreclosure, petitioned bankruptcy, apartment collection debt, etc. Additional deposits may be required for other risk factors identified during the application screening process.

What type of documentation do you need in order to verify income?
Our background screening service will contact your employer - you will be required to provide their contact information during the application process. You will also need to submit your 3 most recent pay stubs, bank statements, or prior year's tax return showing the gross income from wages.

How much money do I need to make?
Your monthly income should be a minimum of 3 times the monthly rental rate and verified by the employer through pay stubs, tax returns, and/or bank statements. Self-employed income may also be verified with a CPA-prepared financial statement or tax return. Your employment history should reflect at least 6 months with your current employer. Transfers or relocations must have correspondence showing an accepted job offer.

When do I have to pay my deposit?
Upon approval of your application, the deposit, resident onboarding fee, and any applicable risk mitigation fee must be paid in certified funds only (cashier's check or money orders) within 24 hours and made payable to Liberty Management, Inc. For your convenience, you may pay your deposit online through the website by e-check or credit card.

Do I get all my deposit back after I leave?
Security Deposits do not become refundable until after you have vacated and all lease obligations have been fulfilled. Your deposit will also be subject to deductions resulting from damage that is deemed beyond normal wear and tear or unpaid rent/fees.

What are the selection criteria when reviewing my application?
Our application screening report may contain factors such as criminal history, credit history, current income and rental history.
We also take in consideration any pets that will occupy the property with you, which may require additional approval from the owner.

Who do I contact to get the keys?
Once we have approved your application and received your signed lease, security deposit, and all required move-in funds, you will receive a move-in notification which will contain access instructions and other pertinent move-in information.
