When it comes time to market your investment property, the last thing you want is to have your home sitting on the market for an extended period, which is a common concern for many owners dealing with investment property.
Liberty Management is so confident in our leasing and marketing system that we guarantee we will rent your home within 21 days or less. If your property is not leased within 21 days, you will receive two free months of management, which means 2 months of management fees will be waived for you.
With over 30 years of marketing experience, we have learned that there are several factors to leasing property in a timely manner, so there are some stipulations to this guarantee, and we think after hearing these you'll agree.
- The rental price is set based on a real-time market analysis.
- Liberty Management will always take your opinion into consideration when determining how much to market your property, but if you're asking us to rent a property at $1,800 a month, and the market analysis shows us $1,500, we will be doing you a disservice by not informing you and appropriately pricing the property to ensure it's rented in a timely manner. While your home is being marketed, we watch the number of showings and monitor feedback carefully to determine if small adjustments in price will be necessary which you are notified of accordingly.
- The home must be Vacant and a Move-In ready condition.
- An occupied home is harder to rent, and because of this, the 21 day guarantee applies only when the house is marketed as a vacant property. Aside from that, the property must also be in a “Move-In Ready” condition, which will allow for immediate availability because if there are repairs that are needed, those will most likely delay the process of getting the home rented in a timely manner.
- You must accept approved pets.
Because a vast majority of people have pets, we do not allow properties to be marketed with “no pets allowed.” All that does is delay the process and encourage people to sneak in unauthorized pets. All of our approved pets go through a separate application process, and with our Pet Guarantee, you can rest assured that your property will be covered from pet damage of up to $1000 per approved pet.
