APPLICATION PROCESS/SCREENING CRITERIA 

Thank you for applying with Liberty Management, CRMC®, for your housing needs. To best serve you, we feel you must be made aware of and fully understand our application policies and procedures.

We are committed to equal housing, and we fully comply with the Federal Fair Housing Act and the Fair Credit Reporting Act.

We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, or age, sexual orientation, or gender identity. 

We also comply with all state and local fair housing laws. 

A copy of the Lease Agreement and Rules are available on our website.

Applicants must physically view the property before applying for a rental home. Applicants who apply without physically viewing the property first will NOT be entitled to a refund of any fees or deposits paid and will be fully obligated to all provisions of the Lease Agreement.

Please have the following items ready before applying:

Each person over 18 years of age must apply.

Children under the age of 18 must be listed on the application only.

$75 NON-REFUNDABLE application fee

Everyone occupying the property that is eighteen (18) years of age or older must fill out an application and submit a $75 non-refundable application fee. 

**WE DO NOT ACCEPT CO-SIGNERS. The Financially Responsible Person or parties Must Reside at the Property. 

APPLICATION APPROVAL REQUIREMENTS 

1. Identification - Each applicant is required to provide a legible copy of a Government-issued photo I.D. 

2. Income & Employment - Applicant(s) combined gross income must be AT LEAST 3X the monthly rent. Income must be verifiable from an unbiased source through recent paycheck stubs or bank statements. Self-employed income must be verifiable through tax returns AND recent bank statements. If Military, please provide your latest LES. Other income such as social security, disability, retirement, child support, etc. are also acceptable with supporting documentation and recent bank statements.


Applicant(s) must have stable, verifiable employment for at least the past 3 years. Applicants must be employed with their current employer for AT LEAST 6 months and must be a permanent employee (not temporary/ seasonal). Transfers or relocations must have correspondence showing an accepted job offer.

3. Rental History is required. Applicant(s) must have at least 3 years of positive rental history or mortgage payment history. Applicants are responsible for providing information including the names, addresses, dates of tenancy, and contact information of your landlord(s) for the past 3 years. Rental history must be verifiable and from an unbiased source; family and friends are not acceptable rental references. Mortgage payment history will be verified through your credit report. Broken leases will only be considered on a case-by-case basis.

4. Credit History –Applicant(s) must demonstrate financial responsibility in their credit report. We will obtain your credit report through Transunion, you cannot provide this to us. Credit history should show that the applicant has paid bills on time and does not have a history of collections, charge offs, or repossessions. Money owed to a previous landlord will be cause for denial regardless of credit score.

5. Credit Score Requirements and Risk Mitigation Fee (if applicable)

Liberty Management can offer applicants with lower than 650 credit scores the opportunity to rent from us. 

This program is offered on a case-by-case basis only, weighing heavily on other factors outside of credit score to include income and rental history. Liberty Management maintains the right to retract this offer for any applicant based on other criteria associated with the application process. NOTE: Any required Risk Mitigation Fees are Non-Refundable. Any additional Security Deposit becomes a part of your security deposit and is refundable according to the terms of your lease agreement.

649 – 600..............................$250 Risk Mitigation Fee + 1.25x deposit 

599 – 550..............................$300 Risk Mitigation Fee + 1.50x deposit

549 – 300..........................................Declined 

Dealing with Multiple Applicants: Risk Mitigation Fee and Deposit will be assessed based on the AVERAGE CREDIT score of all adults. An additional security deposit may be required for other reasons besides credit score. 

6. Criminal, Sex Offense, and Terrorist Database Check - We check Criminal, Sex Offense, and Terrorist databases for all occupants over 18. We do not rent to any person required to register as a sex offender.

If you have a felony conviction or class a misdemeanor within the last 7 years that involves the manufacture or distribution of a controlled substance, violent crimes such as assault, murder, rape, arson, etc., intentional damage or destruction of property or a sexually related offense of any nature, your application will be denied.

Any felony convictions within the last 7 years involving theft by check or fraudulent check related offenses, terrorism related offenses, prostitution related offenses, weapons related offenses, or cruelty to animals related offenses, your application will be denied.

REQUIRED TENANT LIABILITY INSURANCE 

Tenants are required to maintain Landlord Required Tenant Liability Insurance to satisfy the Lease Requirement of $100,000 in liability insurance on behalf of the landlord. 

$150 LEASE ADMINISTRATION FEE (due prior to move-in)

OTHER REASONS FOR DENIAL OF APPLICATIONS

Errors & Omissions: Every effort is made to provide applicants with reliable and accurate information regarding the home you are applying for – however, changes can and do take place to cause inaccurate information to be accidentally presented. We encourage all tenants to verify schools, allowable pets, expected features, or any HOA concerns before signing a lease agreement. Any information posted in the MLS advertisement does NOT constitute a written agreement or guarantee of the facts stated.

NO SMOKING: Smoking is not permitted inside the home or garage. 

NOTICE REGARDING SCHOOL BOUNDARIES

Upon Approval - Applicants will have 24 hours to pay the Security Deposit and a non-refundable $150 Lease Administration Fee to secure the home off the market on your behalf. 

Leases will begin within 14 days of application approval or Availability date whichever is later. 

Application Withdrawal - Once you pay your security deposit you may not withdraw your application or the security deposit. If you or any co-applicant withdraws an application or notifies us that you have changed your mind about renting the unit, a $250 Administrative Fee, and a daily rate of the proposed rent calculated from the date the application was submitted until the date of the termination notice, will be charged.

Please list in the application any request for the landlord to consider regarding repairs or treatments should the applicant and landlord enter into a lease.
